What the clients wanted, and what we found.
The brief
A classic Marrickville terrace: the bathroom added onto the back of the house in the 1960s, the laundry squeezed in beside it, and a dividing wall in exactly the wrong place. The shower was 750mm square, the washing machine had to be pulled out to open the back door, and there was nowhere to put a towel.
What we found
The dividing wall was non-structural stud, which is what made the whole job possible. We also found the classic Inner West combination: no membrane under the shower, a rotted bottom plate along the external wall, and a section of original brick rendered over rather than repointed. Rising damp meant the render had to come off and the brickwork be treated before anything went back on it.
What we did
We moved the dividing wall 340mm toward the laundry, which sounds like nothing and changed everything: the bathroom got a proper walk-in shower with a frameless screen, and the laundry got a stacked washer and dryer with a bench over it. The bathroom went to Luxury — an olive-green wall-hung vanity, a backlit round mirror, brushed gold tapware and full-height marble-look porcelain. The laundry took full-height joinery on the short wall and a slimline tub.
The outcome
Twenty-four days. Final contract $39,700 including GST, including a signed variation of $2,100 for the damp treatment and bottom-plate repair.
Scope of works
- Full strip-out of both rooms, all waste removed off site
- Non-structural dividing wall relocated 340mm, reframed and sheeted
- Rotted bottom plate replaced along the external wall (signed variation)
- Render removed from external brickwork and damp treatment applied (signed variation)
- Bathroom and laundry plumbing re-run to the new wall positions
- Certified waterproofing to both rooms to AS 3740, with certificates
- Bathroom: walk-in shower with frameless screen and recessed niche
- Bathroom: olive-green wall-hung vanity, backlit round mirror, brushed gold tapware
- Laundry: stacked machines, custom joinery, bench and slimline tub
- Both rooms: mould-resistant paint, new lighting and exhaust ventilation
